Suara.com – The government has issued regulations that make it easier for foreign citizens to buy a house or apartment with only a passport. According to property observers, this regulation is capable of making the property industry in Indonesia grow. The minimum selling price for residential units for foreign residents is set to vary by region, namely in the range of IDR 1 billion to IDR 5 billion per unit.
However, there are actually areas that have special advantages for foreigners to own a residence, namely special economic zones (KEK). In this SEZ area, the benefits that foreign residents get when buying property are greater than in areas that are not SEZs.
For example, in the Tanjung Lesung SEZ, Pandeglang-Banten, which is developing rapidly. According to Poernomo Siswoprasetijo, Main Director of Tanjung Lesung, the Tanjung Lesung SEZ has a number of villa projects in beach resorts with varying selling prices. Starting from around IDR 700 million to over IDR 5 billion which can be purchased by local and foreign residents.
In the Tanjung Lesung SEZ, foreign residents can also buy a villa with just a passport, and get a KITAS (Limited Stay Permit Card) which can later be upgraded to a KITAP (Permanent Stay Permit Card).
In addition, foreigners can own property in their own names – without having to marry a local resident, without being subject to luxury goods tax, and without the minimum price required elsewhere.
“This means, if you buy a villa in Tanjung Lesung, you don't need to spend 5 billion (rupiah) to get the right to own the house in your own name. “You can buy our property for under 1 billion (rupiah),” said Poernomo Siswoprasetijo, written on Saturday (17/2/2024).
There are two villa clusters available in the Tanjung Lesung SEZ, namely the Villa Kalicaa cluster and Ladabay Village. Where at Villa Kalicaa Resort there are 5 types with different areas, namely Villa Courtyard, Villa Veranda, Terrace, Fuji and Bora.
There are Courtyard type villas with land areas of 189 m2 and 345 m2, while Veranda type villas have an area of 420 m2 to 532 m2, Fiji type villas have an area of 390 m2 and Terrace type villas have an area of 386 and Bora type villas have an area of 398 m2 to 535 m2. Meanwhile, there are 3 types of Ladabay Village villas, namely Viria 1BR (bedroom), Viria 2BR and Tara 1BR.
Poernomo Siswoprasetijo, explained that the villa purchased can be enjoyed alone or as a “homestay owner” for passive income. Where Tanjung Lesung – a subsidiary of PT Jababeka Tbk – provides rental and maintenance services. So the villa owner doesn't have to worry about marketing the villa or maintaining it, and just waits for the money to enter the account every month.
Currently, quite a lot of people have bought villas in the Tanjung Lesung SEZ. According to Poernomo Siswoprasetijo, the beginning of 2024 is the right moment for villa buyers in Tanjung Lesung to anticipate the completion of sections 2 and 3 of the Serang Panimbang Toll Road. Because, with the target of completing the toll road to Tanjung Lesung at the end of 2024, it is estimated that the growth of the Tanjung Lesung area will grow rapidly and it is predicted that property prices will certainly rise.
